What Is ERMI Testing? 

ERMI stands for Environmental Relative Moldiness Index. It was developed by researchers at the U.S. Environmental Protection Agency as a research tool for estimating mold contamination in residential properties. 

During ERMI testing, a dust sample is collected from inside the property and sent to a laboratory. The laboratory uses a DNA-based process known as mold-specific quantitative polymerase chain reaction, or MSQPCR, to look for specific types of mold. 

The ERMI method evaluates 36 mold species divided into two groups: 

  • Molds commonly associated with water-damaged buildings 
  • Molds commonly found in normal indoor environments 

The amounts detected in these two groups are compared through a mathematical formula. The resulting number is known as the ERMI score. 

A higher score may indicate that the dust sample contained greater amounts of mold associated with water-damaged buildings. However, the score should not be viewed as a medical diagnosis, a complete property inspection, or proof that one specific room contains active mold growth. 

The EPA identifies ERMI as a research tool and does not recommend it as a routine test for every home. For that reason, results should be reviewed carefully and considered alongside the property’s history, visible conditions, moisture readings, and findings from a qualified mold professional. 

What Can an ERMI Test Tell You? 

An ERMI test can provide information about mold DNA found in a collected dust sample. Because household dust can accumulate over time, the results may offer a broader picture of the mold particles that have been present in the sampled environment. 

Testing may identify mold species that are not currently visible. This can be useful when a home has an unexplained musty odor, a history of water damage, or continuing concerns after previous remediation work. 

ERMI results may help answer questions such as: 

  • Which of the tested mold species were detected? 
  • Were molds associated with water-damaged buildings found? 
  • How does the sample compare with the reference homes used to develop the index? 
  • Should the property receive a more detailed moisture and mold assessment? 

An ERMI score cannot identify the exact location of a mold source. It also cannot determine when the mold developed or whether every detected particle came from active growth. 

A high result may lead to additional investigation, but the number alone should not be used to determine the full scope of a remediation project. 

What Are Mycotoxins? 

Mycotoxins are substances that certain molds may produce under particular environmental conditions. Not every mold produces mycotoxins, and a mold capable of producing them will not necessarily do so in every building. 

Mycotoxins are different from mold spores. Spores are reproductive particles released by mold, while mycotoxins are chemical compounds that may be associated with certain species. 

These substances may settle into dust or remain on contaminated materials and personal belongings. This is one reason why some properties require more than basic surface cleaning after a significant mold problem. 

The presence of a mold species does not automatically confirm that mycotoxins are present. Likewise, an ERMI test is not the same as a dedicated mycotoxin test. These are separate forms of laboratory analysis that provide different information.

An ERMI test examines a sample of settled dust. A professional mold assessment examines the physical property. 

During an assessment, a Mold Assessor may look for visible growth, building damage, moisture intrusion, unusual odors, and conditions that could support mold growth. Moisture meters, thermal imaging equipment, air samples, surface samples, or other methods may be used when appropriate. 

These services answer different questions. ERMI testing provides laboratory information about mold DNA in dust, while a property assessment may help locate moisture and possible growth. 

In some cases, both forms of information may be considered. The correct approach depends on the property, its history, and the reason testing is being requested. 

What Happens When Testing Identifies a Mold Concern? 

When testing or an inspection identifies elevated mold contamination, the next step is to determine where the moisture originated and how far the contamination has spread. 

Professional mold remediation may include: 

  • Establishing containment around the affected area 
  • Using negative air pressure to limit cross-contamination
  • Operating HEPA-filtered air scrubbers 
  • Removing materials that cannot be safely restored 
  • HEPA vacuuming exposed surfaces

The remediation plan should be based on the actual conditions inside the property. An ERMI score alone does not show which walls should be opened, which materials should be removed, or how large a containment area should be.
